Staff met with the development team after the project has been delayed due to approvals needed from the Drain office. Plans for the Stormwater management have been submitted to the Drain office since Fall of 2023 with no comment received from their office. A small drain located near the proximity of a proposed building is a discussion point between the Drain office and the developer.
January 2024
The complete removal of the previous buildings excluding the "old Chart Hits" building to the north of the property. Site surface work, remediation, and site contamination removal activities will continue on the project site.
October 2023
Demolition of the 19.5 acres at 1655 Haslett road commenced in October 2023, starting with the old L & L grocery store and moving east on the property. Elimination of the 25,000+ square foot commercial building and the 5,000 square foot bank on site. The only original building to the site is the existing brick building to the north of the property on Haslett road. This building will remain and become a refurbished commercial/retail space.
August 2023
The remaining 19.5 acres of the original 40 acres commercial shopping center was recently sold to SP Holding Company, LLC out of Holland, MI. The SP Holding group is known for their quality residential community spaces and has an approved mixed used commercial and residential concept to support the residential community.
The project includes the demolition of two commercial buildings and two former residential dwellings on Raby Road, as well as the construction of 18 new residential buildings, rehabilitation of a 11,000 square foot building existing at Haslett road, and redevelopment of one commercial building, totaling approximately 291,550 square feet.
Approximately 21,000 square feet of the space will be commercial use open to the public such as food/coffee establishments, community gathering space, and updates to the Interurban Trail. The updates will include year-round bathroom facilities granted to the Township for public use.
Demolition is projected to begin Fall of 2023, with site plans recently submitted to the Community Planning Department for approval. Once site plans have been approved, building demolition may be granted with approval from the Community Planning Department.
The project will be completed in phases for the 19 buildings, moving from one side of the 19.5 acres, to the other. Residents will be informed as soon as leasing options become available for the first residential building. Final completion of the project is set for 2027.
March 2022
The Meridian Economic Development Corporation (EDC) reviewed the current application for this project at their regular meeting Thursday, March 3, 2022 and unanimously supported the request to initiate a subcommittee to review the request of the developer in further detail. The recommendation from the Meridian EDC will be submitted to the Township Board to appoint two members of the Township Board to the Subcommittee for review. The subcommittee will make formal recommendation back to the Meridian EDC for support.
The full site plan will be submitted for Township staff to review and make comments. Should the site plan meet the standards of the Township staff, the formal review of those plans will be submitted to the Planning Commission for their review and approval.
Should the Township Board with recommendation from the Meridian Economic Development Corporation approve the use of the funds (approximately $891,171.93) for that phase of development. Should the Township Board after public hearing approve the use of the MRF for the project, demolition could occur in Summer of 2022 with underground utility work in Fall 2022 and vertical construction commencing 2023.
